Monday to Saturday, 9am to 7pm Pacific Time (UTC−8/−7; that is midnight to 10am the next day Beijing time). Messages sent overnight are answered the next business morning; active clients under contract reach us any day, including Sundays.

What happens in the first consultation?+
Thirty minutes by video or phone, in English or Mandarin. We ask about your goals, timeline, financing or equity position, and the areas you are considering, then give you a written next-step plan. It is a working session, not a sales pitch.
What should I prepare before the call?+
Nothing is mandatory. It helps if you know your rough budget or target sale timing, whether you have spoken to a lender, and which cities or school districts are on your list. If you do not have those answers yet, that is exactly what the call is for.
Can I book a consultation if I am not sure whether I will buy or sell yet?+
Yes, and that is often the best time. Early conversations let us line up financing, watch the specific streets or buildings you care about, and time your prep work. Clients who start six to twelve months out usually spend less and negotiate better.
Do I have to commit to working with you afterwards?+
No. The consultation, the home valuation, and the market briefing carry no cost and no obligation. We only earn when you choose to work with us and a transaction closes, and any representation agreement is discussed in writing first.
Who should join a buyer consultation?+
Everyone who will be part of the decision — spouse, parents helping with funds, or an adult child buying nearby. Decisions stall most often when one person hears the plan second-hand, so we are happy to run the call bilingually so every family member follows the same explanation.
Do I need to give the property address for a seller consultation?+
Yes, if you want real numbers. The address lets us pull tax records, permit history, and closed comparables before we speak, so the pricing conversation is specific instead of general. The address is used only for your valuation and is never shared or sold.
Can we meet remotely if I am out of state or overseas?+
Yes. Roughly a third of our clients start from outside Washington. We run video consultations across time zones, do live video tours of homes, and can represent you at inspections and walkthroughs before you arrive. Signing can be handled remotely as well.
I already signed with another agent — can I still talk to you?+
You can always ask questions, but if you have a written agency agreement in place we will not interfere with it. Send us the agreement, we will explain what it covers and when it expires, and we can talk about working together after that.
Can you look at one specific property for me?+
Yes. Send the address or the listing link and we will review the disclosure, the permit and title history, the HOA situation where applicable, and the closed comparables, then tell you what we would offer and why. Whether a particular home is right for you depends on your budget, timeline, and plans, so we go through it on a call rather than in writing.
How do I book the 30-minute consultation?+
